NYS Standard Operating Procedures (SOP)

Pursuant to New York State Real Property Law § 442-H, all licensed real estate brokers and their associated salespersons or teams are required to make their Standard Operating Procedures (SOP) available to the public.

1. Information We Collect
1. Prospective Buyer Identification (REQUIRED)
We require all prospective buyers to show a valid, government-issued photo identification (such as a passport or driver’s license) before working with us, scheduling property tours, or entering into any active representation.

2. Exclusive Buyer Representation Agreement (REQUIRED)
In compliance with industry regulations and company policy, we require prospective buyers to sign a written representation agreement—such as the Single Property Buyer-Broker Agreement - eXp New York.pdf or a general Exclusive Buyer-Broker Agreement—before we can show any properties or perform physical home tours. This agreement outlines our professional relationship, scope of services, and clearly establishes the terms of compensation and commissions.

3. Pre-Approval / Proof of Funds (REQUIRED)
We require prospective buyers to provide a formal mortgage pre-approval letter (if applicable) and verifiable proof of funds (such as bank statements, recent pay stubs, and tax documentation as necessary) prior to conducting physical home tours or submitting purchase offers. This ensures we protect our clients' time and focus exclusively on properties within their established financial capabilities.

4. Mandatory State Disclosures (REQUIRED)
Before conducting any substantial real estate business or showing properties, we require prospective clients to review and sign the following consumer protection forms mandated by the State of New York:

Note: Although these are our standard team/agent procedures, our supervising Brokerage (eXp Realty) may have additional guidelines that govern our practice. In case of any differences, eXp Realty's master SOP shall prevail. A copy of these procedures is maintained and available to the public at our brokerage offices.
